Landlord Cleanouts

Tenant left a brewery behind? We clear the building.

Landlords, property managers, lenders and receivers: we remove the tanks and brewing equipment, and through our sister company Brewhouse.beer we can sell it to offset the cost.

Who this is for

Commercial landlords, property managers, banks, receivers and attorneys dealing with a brewery tenant who closed or defaulted.

How it goes

  1. 01

    Send photos and the address

Even phone photos of the production floor are enough to scope the job.

  2. 02

    Inventory and valuation

Brewhouse.beer catalogs the equipment and tells you what it is likely to bring versus the cost of removal.

  3. 03

    You choose the path

Sell it (we market and rig it out as it sells), or clear it on a date (we remove everything).

  4. 04

    Floor cleared

Vessels and lines out, floor swept, photos of the empty space for your file.

Questions we get

▸Can the equipment pay for the cleanout?

Often. Used brewery equipment has resale value, and Brewhouse.beer sells it nationally. Where the equipment is worth more than the removal, you net cash; where it is not, you at least offset the cost.

▸Who owns abandoned brewery equipment?

That depends on your lease, state law and any UCC liens on the equipment. We do not give legal advice — we ask you to confirm with counsel that you have the right to sell or remove before we schedule, and we document everything.

▸How fast can you clear a space?

A straight removal is usually scheduled within weeks. A sale-based cleanout takes longer but returns money; we can also do a hybrid where the high-value pieces sell and the rest is removed by a hard date.

▸Do you handle breweries outside Indiana?

Yes. Our crews travel nationwide and the equipment sells nationally.
